Fair questions. Straight answers.
Everything owners, buyers, and partners usually ask before the first phone call.
How do you come up with your offer?
We walk the property in person, then study zoning, topography, access, utilities, comparable sales, and the growth context around it. The number comes from what the property can realistically become, and we show you that reasoning — along with any other structure (terms, exchange, option) that might leave you better off. You get a clear answer within 48 hours of the walkthrough.
Can you ever pay more than my land is worth on the open market?
Sometimes, yes. An appraisal or a listing price looks backwards at what similar tracts already sold for. We look forward at what your land can actually support — zoning, setbacks, topography, wetlands, utilities, and how many lots or units the site will really carry. When that supports more than the comps assumed, our offer can come in above fair market value, and in the right situation above retail, because we're buying what the land can become and carrying the cost and the risk of getting it there: surveys, engineering, rezoning, approvals. When the land doesn't support it, we'll tell you that plainly instead of dressing up a low number. Either way the study is free and it's ours to do, not yours. More on how we value a tract.
What if I’d rather list it with an agent?
Then we’ll tell you that. If your property will do best on the open market and you have the time to wait for a retail buyer, listing beats selling to us, and we’d rather say so than talk you out of it. For acreage we point people to a land-only team: Reilly Pilgrim’s Squatch Team walks and markets land across the Upstate the way we’d want ours handled. Selling to us is the right call when you want certainty, a fast close, no commission, or a buyer who can structure terms — and we’ll be straight with you about which route fits.
Do I pay any fees, commissions, or closing costs?
No agent commissions — you're selling directly to the buyer. As the buyer we typically cover the closing costs, and we'll often cover rollback taxes on agricultural-use land too, so the number we agree on is close to the number you walk away with. We coordinate the closing attorney and title work, and the terms of every deal are spelled out in the contract before you sign anything.
I already have an agent. Is that a problem?
No. If an agent is already listing your property or helping you buy, we honor that relationship and work through them — it's never a roadblock. Tell us who they are and we'll bring them in from the first conversation.
What is the Equity & Finance side of Horizon Acreage?
Every real estate deal is three things changing hands: cash, paper (notes and mortgages), and title. Most buyers only know how to move cash. We also work with paper and title — seller financing, wraps, notes, options, exchanges, partnerships — so a deal can be built around what you actually need: income instead of a lump sum, a tax deferral, a partner, or a way out of a problem loan. Every structure is written up properly, and we ask you to have your own CPA and attorney review it before anyone signs.
Do you ever assign deals or bring in other buyers?
Sometimes. Most of what we buy we hold, build, or exchange. When a property fits a builder or investor we work with better than it fits us, we'll bring them in — and we'll tell you that's what's happening before you sign, not after. Either way the contract carries real earnest money and every term is in writing.
What does "faith-based" mean for me as a seller or buyer?
It means Jesus Christ shapes everything we do — it isn't a marketing line. We're a Christian company: we believe the Bible is the Word of God, that Jesus is the only Savior and the Lord of all, and that every person is made in God's image and owed honesty and honor. At the closing table that looks like honest numbers, plain terms, no pressure, and a deal that has to work for you too. Our rainbow logo points to Noah — God's promise kept — and we try to run the company the way Noah walked: faithfully, and keeping our word. It's the same faith behind Brayden's non-profit, Legacy Volleyball. You don't have to share it to work with us; you can expect to be treated fairly because of it.
Do you buy houses, or just land?
Both — and small commercial and storage properties too. Any condition, tenant-occupied, estate or probate situations, vacant, or simply tired. We look at the property as it sits.
What does "we exchange" mean?
Sometimes the best outcome isn't a cash sale — it's trading your equity into something that fits your life better: another property, a partnership interest, or a structure that defers taxes. We're active exchangors in the Upstate and can help you see whether an exchange makes sense. We're not your CPA or attorney; bring them into the conversation.
Can you buy on terms, or sell to me with financing?
Yes. Seller financing and installment structures can work well for owners who want income instead of a lump sum, and we sell some of our own lots and homes with financing to qualified buyers. Every structure is put in writing and reviewed by your own advisors.
What is an option agreement?
An option gives us the right — not the obligation — to buy your property within an agreed window, usually while we do the entitlement or planning work that makes it more valuable. You're paid for the option itself, and paid again at closing. It's a common structure for land with development potential.
Does my property need to be cleared, repaired, or "ready"?
No. Raw, overgrown, neglected, or a house that needs work is exactly what we deal with. Evaluating the property as it sits is our job, not yours.
What about inherited or generational family land?
We treat it differently, because it is different. Subdivisions and streets in our portfolio are named for past family members and in His honor. If the parcel carries your family's story, tell us — we build the deal around the people, not the spreadsheet.
Who will I actually be talking to?
Brayden — the founder. The same person who answers your first call walks your property, sits in the engineering meetings, and stands in every construction meeting after closing.
What areas do you buy in?
We're based in Greer and rooted in the Upstate of South Carolina — Greenville, Spartanburg, Anderson, Pickens, and Oconee counties first — and we buy across the Southeast. If you're not sure your county fits, reach out; the conversation costs nothing.
Are you the same company as Horizon Acres?
No. Horizon Acreage is Brayden Stanley's real estate investment and development company in Greer, South Carolina (Legacy Horizon LLC). We are not affiliated with Horizon Acres, a Florida land-buying company, or with Horizon Acres animal feed. If you got a letter or a call from someone else, check the name — ours is Horizon Acreage, and you can reach Brayden directly at 864-372-1402.
Selling, buying, or exploring a partnership?
It starts with a phone call. No obligation, no pressure — and if we're not the right buyer for your property, we'll tell you who is.
